NOTICE OF PUBLIC HEARING BEFORE THE

CITY OF ST CHARLES PLAN COMMISSION

Notice is hereby given that a public hearing will be held by the Plan Commission of the City of St. Charles, Illinois on Tuesday, August 5, 2025 at the hour of 7:00 p.m. in the City Council Chambers of the Municipal Building at 2 E. Main Street, St. Charles, Illinois, at which time and place the Commission will consider, for the purposes of making a recommendation to the City Council, the following:

 

Petition for Special Use filed by Julie Salyers of J&B Builders, Inc., requesting to amend PUD Ordinance No. 2005-Z-9 to: allow residential use of the property, specifically two-unit dwellings; to increase allowable building height to approximately 57 feet; and to reduce the building setback from S. 1st Street to approximately 3 feet, all for the Subject Property, which is located at the northeast corner of Prairie and S. 1st Streets in St. Charels, Illinois, and is legally described as follows:

LOT 14, 15 AND PARCEL 9 IN BROWNSTONE IN THE CITY OF ST. CHARLES, KANE COUNTY, ILLINOIS ACCORDING TO THE PLAT THEREOF RECORDED JANUARY 2, 2001 DOCUMENT 2001K000149.

The public hearing will be held at the location identified above. Anyone wishing to be heard for or against the Special Use may submit statements orally or in writing or both.
