HREC Investment Advisors ("HREC IA") is pleased to offer the opportunity to acquire the fee-simple interest in the 120-guestroom Hilton Garden Inn located St. Charles (referred to herein as "Hotel" or "Property"). The Hotel is located in St. Charles, Illinois, roughly 40 miles west of Chicago. The Property is proximate to several industrial and corporate demand generators, as well as Downtown St. Charles and the DuPage Airport.

The Hilton Garden Inn St. Charles was built in 2000 and features 120 guestrooms, two-stories of conference/training space, a shop, pool area, restaurant, and fitness center. The Advance Center for Training (ACT), which is connected to the Property, offers +/- 18,000 SF of additional meeting/training space and serves as a demand driver for the Hotel. A buyer has the option to purchase the Hilton Garden Inn individually or to purchase the Hotel and ACT together.
