A Concept Plan has been submitted proposing redevelopment of the Clark gas station property at 1023 W. Main St. The Concept Plan application, site plan and renderings can be viewed on the Project Documents menu.
The applicant is proposing to construct a new gas station on the property which includes three fuel pumps with a canopy and a convenience store with second-floor residential unit. Rezoning to the BL Local Business District is contemplated, along with a Planned Unit Development (PUD) to accommodate departures from certain zoning standards.
The Concept Plan review process enables developers to obtain informal feedback from City officials and the public before deciding whether to formally pursue a project. The conclusion of the Concept Plan review is not a decision by the City, but simply information that the developer can use to decide whether to pursue the project further.
The Concept Plan was reviewed by the Plan Commission on October 6, 2020 followed by the Planning & Development Committee of the City Council on October 12, 2020. Materials from these meetings can be viewed at the following links:
