J&B Builders, Inc. have filed a Concept Plan proposing to construct a mixed-use, four-story building at the northeast corner of S. 1st and Prairie St. Plans incorporate commercial space fronting S. 1st St. and parking on the first floor, with up to 20 residential condominium units on floors 2-4. The building is 50 ft. in height. A total of 44 interior parking spaces would be reserved for building residents, accessed from Cobblestone Dr. 15 on-street public parking stalls would be added along S. 1st St.

The Concept Plan review process enables developers to obtain informal feedback from City officials and the public.  The conclusion of the Concept Plan review is not a decision by the City, but simply information that the developer can use to decide whether to pursue the project further.

The Concept plan will be reviewed by the Plan Commission on July 19, 2022 followed by Planning & Development Committee on August 8, 2022. Packet materials will be posted to the meeting webpage the Friday before each meeting.
