The Petkus Property is a 27-acre undeveloped agricultural property located along the north side of Smith Road, south of the Cornerstone Lakes Subdivision.
The property is located in unincorporated Wayne Township and is adjacent to the corporate limits of St. Charles and West Chicago. Per a boundary line agreement, the property falls within the City of St. Charles future planning area.
The City's Comprehensive Plan identifies the site for residential use, with the southern one-third identified as "Multi-Family Residential" (apartments or condominiums), and northern two-thirds identified as "Single-Family Attached Residential" (townhomes).
On August 14, 2017, the Planning & Development Committee of the City Council discussed the annexation process for the Petkus property and concluded they will not consider annexation without a development project being presented for approval at the same time.
The property owner's annexation petition has been withdrawn.
2016 Concept Plan
In 2016, a Concept Plan was submitted proposing annexation to the City of St. Charles for residential development. The Concept Plan review process enables property owners or developers to obtain informal feedback from City officials and the public before spending time and money to prepare detailed plans. The conclusion of the Concept Plan review is not a decision by the City, but simply information that the property owner or developer can use to decide whether to pursue the project further.
