Urgent Need Home Rehab Grant Program

The City of St. Charles is pleased to offer grant funding to assist income-eligible homeowners in making urgent repairs to their homes. Homeowners can receive up to $20,000 to make eligible repairs and improvements, with a homeowner contribution totaling 5% of project cost. This program is funded by the St. Charles Housing Trust Fund.

Eligible work includes:  

  • Repair & replacement of mechanical, heating, plumbing, structural, and electric systems.
  • Repair & replacement of failed or broken windows.
  • Repair & replacement of failed or leaking roofs.
  • Repair & replacement of failed or damaged entrance doors. 
  • Accessibility improvements (grab bars, railings, chair lifts, door widening, walk-in showers, ramps, lowered counters, etc.)

Applicants must meet eligibility requirements including:

  • Applicants must be income-qualified (60% Area Median Income or below).
  • Applicants must be current on mortgage payments, property taxes, and homeowners insurance.
  • The home must be owner-occupied and located within the City of St. Charles limits.
  • The home's value cannot exceed the current FHA mortgage limit for Kane County.
