The City recently reviewed a Concept Plan application submitted by M/I Homes for a 38-acre property west of Rosebud Drive and south of Reserve Drive. The parcel is the northern portion of the property known as Red Gate Farm, located at 36W368 Red Gate Road.
The 38-acre property is proposed for annexation to the City of St. Charles. The proposed subdivision consists of 76 single-family homes (previously 83 homes) accessed via a new road connecting to Rosebud Drive in the Reserve of St. Charles subdivision.

The Concept Plan was reviewed by the Plan Commission on November 18, 2025. A revised Concept Plan was submitted in March of 2026. The revised Concept Plan was reviewed by the City Council Committee of the Whole on April 20, 2026. Feedback was provided at both meetings.
The Concept Plan review process has concluded. The Concept Plan review process enables developers to obtain informal feedback from City officials and the public before spending time and money to prepare detailed plans. The conclusion of the Concept Plan review is not a decision by the City, but simply information that the developer can use to decide whether to pursue the project further. If the developer decides to proceed, all owners of property within 250 feet of the site will be notified regarding the time and place for the Plan Commission’s required public hearing.
