Seventh Street Commons

Applications for Zoning Map Amendment, Special Use for Planned Unit Development, and PUD Preliminary Plan have been submitted by Pulte Home Company for the 28-acre vacant property formerly known as "Lexington Club". The property is located northwest of downtown St. Charles, north of Dean/State Streets, between N 5th and N 12th Streets, and south of the railroad right-of-way.

The City reviewed a Concept Plan for this project in Spring 2026. At that time, the project was known as "Ninth Street Commons". 

The proposed development - Seventh Street Commons - consists of a 93-lot single-family subdivision and 12 townhome units. Site access is proposed via N 5th Street, N 6th Street, and extensions of N 7th Street, N 9th Street and Mark Street. Emergency access is proposed from N 12th Street.

The St. Charles Plan Commission will hold a public hearing on September 22, 2026 at 7:00pm. Property owners within 250 feet of the subject property will receive a mailed notification with the public hearing date. After the Plan Commission holds the public hearing and makes a recommendation, the application will be reviewed by City Council Committee of the Whole, followed by a final City Council vote.
