Heritage Green is comprised of the City block bound by S. 5th, S. 6th, Indiana and Ohio Avenues. The site is the location of the Raymond Judd House, 309 S. 6th Ave., a City designated Historic Landmark. In 2007, the City approved plans to renovate the Judd House and construct townhomes around the house.
Lexington Homes, the developer of the project, has submitted a formal request to revise the development plan for the project to include only single-family detached houses (107 units). The change to the development plan requires rezoning all of the property for single family use, amending the 2013 planned unit development (PUD) ordinance to reflect the change in land use, and approval of a new PUD Preliminary Plan (including site, engineering, landscape and architectural plans).
Shodeen Group, LLC has filed a Concept Plan application for Prairie Center, a proposed redevelopment of the 29-acre former St. Charles Mall property located north of IL Rt. 38/Lincoln Highway, south of Prairie Street, and east of Randall Road.
The property is currently zoned BR Regional Business District, which does not permit residential land uses.
The proposed Concept Plan includes residential uses, which would necessitate a rezoning of the property.
