1023 W Main St. Redevelopment
Zoning applications have been filed by Mohammed Shahid Ali, property owner, requesting approval of a Map Amendment, Special Use for Planned Unit Development, and PUD Preliminary Plan to facilitate redevelopment of the Clark gas station located at the southeast corner of W. Main St. and S. 11th St.
Proposed is rezoning of the property to the BL Local Business District and establishment of a PUD to accommodate departures from zoning standards to accommodate the proposal, which involves construction of a new fuel canopy with three pumps and a new convenience store with a second floor residential unit.
A Concept Plan similar to the proposal was reviewed by the City for feedback in October 2020.
Plan Commission held a public hearing and recommended approval on August 3, 2021.
Planning & Development Committee reviewed the project on August 16, 2021 and recommended approval, subject to a number of conditions. A revised plan responding to the conditions will need to be submitted by the applicant prior to placing the item on a City Council agenda for final action.
