KFP Planned Unit Development
KFP Family Associates LP and RDK Ventures LLC have filed a Special Use application requesting approval of a Planned Unit Development (PUD) for four parcels (2.8 acres) generally located at the northeast corner of E. Main St./Rt. 64 and Dunham Rd. Proposed is consolidation of the Circle K and former Corfu properties into a single parcel and demolition of the Circle K gas station canopy and convenience store and the vacant Corfu restaurant building. A new Circle K gas station is proposed on the property, including a 4,700 conveience store and canopy with 8 fuel pumps.
Also proposed as part of the PUD is cross-access between the Taco Bell, Circle K and Franky's Red Hots parcels, as well as access modifications to the adjacent roadways.

Plan Commission held a public hearing on the Special Use for PUD Application on June 8, 2021 and recommended approval of the applications. Planning & Development Committee reviewed the project on June 14, 2021 and recommended approval subject to the applicant providing a traffic circulation memo for the City'w review. The project will be scheduled for a subsequent City Council meeting.

[Note- A Concept Plan for this development was reviewed by the Plan Commission on February 2, 2021 and Planning & Development Committee on February 8, 2021. The PUD plan is similar to the Concept Plan, however the Bosa Donuts and Jersey Mike's parcels are not included as part of this proposal.]
